The first internal product of Works Planning and Management is the Cost Analysis, which comprehensively compiles the database needed for the Property Assessment. Analysing market values compared to the costs of construction/restoration and conversion of the property is an indispensable tool for orienting the many choices of the Property Investment. Apart from the valuation, property consultancy studies knowledge of the property according to the criteria of Due Diligence, a property investigative process that checks town planning and cadastral legitimacy, environmental compatibility, energy efficiency, the general condition of the building, the life expectancy of each of its services and an estimation of the management and maintenance costs, in view of a correct risk assessment of the property investment.
Investigations are made into properties in strategic locations like the squares or main streets of old city centres, of various architectural kind and built for use as banks, theatres, cinemas, hotels and luxury homes, to be converted or already transformed into medium sales structures along the pedestrian shopping streets to increase profitability.
Detailed assessments are made to understand the origin of the building, the compatibility and value of the alterations made over the years, their durability and profitability and the potential for future conversion.
